This site contains an extant 19s rental apartment building, along with surface parking and landscaping.

The reference to 'vacant' land would presumably indicate a desire to retain the existing building.

I assess that there are actually multiple options to add density here.

Option 1: Would be an addition to the existing building at the south end of the existing building, either in hammer-head style or an L-Shape out to the intersection.

Option 2: Would see the north end added to, either with a hammer-head or an extension of the existing slab form. The latter likely wouldn't be popular w/the City, but I digress.

Option 3: Believe it or not, if correctly placed, It looks like they could actually build a parallel slab to the existing building on their parking lot. Though this option would require an LDA, and would heavily impact existing parking during construction.
 
I think it'll be squat mid/high-rises on the north and sound end similar to 25 Fisherville in North York:

The challenge at the north end of the site here is likely redevelopment of the gas station parcel and the need for separation distances.

The north end still presents a viable option, but likely a less robust one vs the south.
 
Application is in to the AIC on this one and they surprised me by getting in 2 towers at the south end of the site.

They did that with some creative building shaping and sizing.
