Redevelopment comprising fo four mixed-use buildings ranging from 6 to 36-storeys. Concurrent Draft Plan of Subdivision file reference 21 120673 ESC 24 SB.

The proposed park is in the northeast corner, abutting Ellesmere.

I'm not really taken by that. It's quite small, at ~8000ft2; you're not getting any sports fields on that.

At least, in this plan, the building immediately to the south is only 6 storeys, and as such should allow decent sun on the north end of the site.

But I would imagine a tower arriving to the west of the park at some point.

They are proposing retail at grade along the Markham Rd frontage...............that's good.

However, retail is decreasing from 3500m2 to just under 1200m2; that's not so good.

Not really consistent with the '15 minute city' idea.

Also reduces local job provision.
 
What's the office market in this area like? Can it support some small and medium sized businesses looking for cheaper rents? If so, that could conceivably provide better jobs for local residents.
 
In any case, this is quite a dense pocket forming in the area. Taken from the Block Concept Plan:

Some conceptual towers were thrown in for future context it appears. The corner of Ellesmere and Markham Road (where the sales centre for the ME Living phases are) is owned by Lash Developments (developer of ME Living projects), so we can anticipate that a future proposal (such as the 43 storeys depicted at the location) is not too far off.

New renderings are updated in the database. The project information changed from 36, 34 & 19 storeys to 37, 34, 19 and 8-storey. The overall building heights changed from 117.40m, 111.50m, and 67.25m to 125.20m, 117.30m, 68.60m, and 34.65m. The total unit count decreased from 1040 units to 997 units. Finally, the parking space count decreased from 1006 parking to 660 parking.

The storey count changed from 37, 34 and 19 & 8-storey to 37, 33 and 18 & 8-storey. The height changed from 125.20m, 117.30m, 68.60m & 34.65m to 122.75m, 110.95m, 66.10m & 36.30m. The total parking changed from 660 parking to 658 parking. The total number of bikes changed from 770 bike parking to 868 bike parking.
