- 74 rental replacement units in two 4-storey buildings in back (Phase 1)
- 309 condo units on 2/3 of site along Sheppard (Phase 2)

Note: of the 309 residential condo units in Phase 2, at most about 100 would face Sheppard, so if there's another 100 on other side of Sheppard building then at least one other building must be proposed for phase 2 which covers 2/3 of land.
Note: Lot is about 700ft deep! Most Sheppard lots are about 100ft deep in this Sheppard Avenue Commercial Area Secondary Plan which typically allows for about 5-6 storey based on 45 degree transition from rear property line,.... here Sheppard height is limited from height of adjacent Sheppard properties

"Zoning approval has been granted to redevelop the site which will consist of approximately 345,000 square feet (32,085 square metres) of condominium units, rental apartments and retail space."

It's kind of unfortunate to lose a brick building like that one, as it meant more variety in the streetscape than just glass.
