1 elevator? I mean it's only 72 suites but still it seems odd for what is a relatively large building.

Wonder what Allied is thinking here.. it's still more or less a zoning exercise.

Edit: I see, the resubmission was to secure conditions of approval that the LPAT set out prior to its final order.
 
Allied's 149 - 157 Bathurst Street project is showing life and has grown in scope. Allied already owned several other properties in the immediate area (579 Richmond, 141 Bathurst, as well as the end duplex at 159 - 161 Bathurst). It appears that Allied has also picked up some additional properties along Bathurst, south of the 149 - 157 Bathurst set of buildings. Now, from the Councillor's Office:

"As you know, Allied Properties Reit purchased the site at 149-157 Bathurst Street, which was subject to a previous LPAT-approved Zoning Amendment application permitting the redevelopment of the site with a 16-storey mixed-use building.

Allied is preparing to submit a new Zoning Amendment application to the City for a mixed-use office and residential development, which would consolidate the subject site with a number of the adjacent properties within the block bounded by Bathurst Street on the west, Richmond Street West on the north and Adelaide Street West on the south.

Our office together with the Applicant and City Planning staff would like to hold a virtual pre-application meeting .... on November 23, 2020 from 6:30 PM - 8:00 PM to discuss the proposed development. The purpose of the meeting will be review some of the key details of the proposal and to hear your input, prior to the formal submission of the Zoning Amendment application to the City by the Applicant."

Sounds like they now own the Factory Theatre on the corner of Bathurst and Adelaide.
 
I doubt it, there was no record of that transaction and it was a stipulation that the theatre be allowed to operate as a tenant for 10+ years. Not a great deal...

Zoning by-law amendment to facilitate Phase 2 of the development for a 16-storey mixed-use building to be integrated with the existing 12-storey office building. The an additional 180 square metres of non-residential floor area is proposed, for a total non-residential gross floor area of 27,583 square metres. The proposed residential gross floor area is 11,461 square metres. A total of 139 residential dwelling units are proposed.
 
Interesting project, being submitted in two separate applications. Will be looking forward for the docs to drop.
