16-storey residential building with a six-storey rear structure consisting of ground-level retail and five levels of parking. Architect is WZMH. No renders available yet, but comments from the Design Review Panel paint a semi clear picture of what to expect. Development is replacing a low rise office building & surface parking lot immediately east of the downtown core.

A few housekeeping items:

- the developer here is the Vrancor Group, Brooklyn Contracting is just the contractor;
- the nice WZMH design was swapped for a frankly awful SRM Architects design a looooong time ago;
- the height was increased to 26 storeys; and
- the height in metres is 81.75m.

All of these can be corroborated by this Committee of Adjustment report from last February (page 143 onward)

ETA: This is a rental apartment tower with 284 units.

Yeesh, talk about value engineering. Vrancor has a long record of producing sub par developments across the Hamilton skyline.

Photos taken on Friday, September 2nd. They've now added black aluminum paneling under the second floor slab, because what this tower really needed was another poorly executed cladding material. They haven't bothered lining up any of the seams in the paneling with the seams of the precast or the mullions, though—that would've required some basic attention to detail that wasn't on the plate here.
