The lobbyist registry tells us that Bousfields has registered to lobby on behalf of the above owner for the properties noted, along with 66-76 Fordhouse at the south end of the prospective assembly (Fronts the QEW)

This site is large, ~ 2ha/5 acres; for a good sense of comparison, reference the large roof and parking lot on the right side of the image, which is The Queensway IKEA.

I didn't notice the words 'conversion request' in the entry, but this certainly looks like an Employment lands rezoning. (assuming the intent were for mixed-use here, which I don't know).

Comments: Shrug, not sure what to make of this one. Would be a very odd place to plunk down residential in the near-term, given the neighbours and its seeming lack of appeal.

There's certainly not much to redeem what's there now. At that size though, there are very few things you would go through the planning process for if the intent were to keep it commercial/employment. (a mega-box store, a factory).

So I'm guessing mixed-use is being explored here.

Ummm, IF that's what's going on here.........a lot more than that. Even with an on-site park. Start at 4-6 is a more likely range.

I was being conservative by saying two to three condo towers and their podiums lol. Just by looking at the houses beside the parcel of land. And thinking that four of them would be about the size of one condo plus having some breathing room between them with parkettes etc for this area!

In all seriousness, the links are rarely live when you get the notification. They are now u/l to the AIC, but they don't generally become public facing until the City Planner on the file circulates them.

Love seeing the expansion to Haven being accommodated on site here, as well as additional community orientated programming here. This is exactly what we need more of in this city, i'm tired of seeing developers of larger projects getting away scot free with virtually no provisions to various communities.
 
Big fan of affordable housing, but with the amount of development occurring along Queensway between the 427 and Islington, the area is going to be a traffic nightmare without improvements to transit. It will make Humber Bay Shores congestion look like a hamlet.

Exactly, no hope of even bus only lanes here for decades to come. If land use planning and common sense means anything this should be out right refused. This stretch of the Queensway is already terribly slow with precisely zero people living on it. Take this whole project and slap it down 3km north in the yellowbelt that stretch north of line 2 for seemingly forever

I mean Humber Bay is already the 2nd densest node in the whole country (close 2nd to St.James Town), and will become the densest once development on the Mr.Christies lands are completed.

Not to take anything away from the problems the stretch of that entire stretch of Queensway will face in the future, I can think of a couple areas of the city that will have it even worse. Make no mistake about it though, it's going to be a mess along that entire street in 15-20 years.

This Official Plan Amendment application has been submitted to permit the redevelopment of the site to build a 30-storey mixed use building and three residential buildings of 35, 40 and 45 storeys, including 1819 residential units of which 342 are proposed as affordable housing units, 5085 square metres of non-residential floorspace, including a daycare facility, and 1322 square metres of parkland dedication.
