Site Plan Approval filed to replaced the on-site 4-storey rental with a 7-storey apartment building.

I searched, but could not find a pre-existing thread for this.

This directly abuts a single family home, no additional properties shows on the app, so not a lot of room to grow the footprint here.

Entire site is barely 11,000ft2

I'm a bit baffled by the economics on this one.
 
From the Cover Letter we learn:

The existing building has 18 units.

The proposed building would have 60 units.

The cover letter is curious in that it contains elements normally associated with a Planning Rationale Report; but also features some of the dialogue between the proponent and City Staff.

Fascinating! A 75% increase in height, though with smaller floorplates up top.........

But a more than 230% increase in unit count!
 
The new rendering is updated in the database. Rendering taken from the architectural plan via Site Plan Approval. Total parking space changed from 33 parking to 31 parking. The height changed from 27.65 m to 26.55m.
