Zoning By-law Amendment application to facilitate redevelopment of the site with an 11-storey mixed-use building, with a height of 40.3 metres. 71 new residential units and 7 rental replacement units, 7400.0 square metres of residential gross floor area, and 311.0 square metres of retail space on the ground floor.

This is fine, so long as near 0 parking spots are built.

That would be okay for me. Yet, I am sure they will find opposition from the councilor.
 

Built Form, Planned and Built Context Planning staff are reviewing the application for conformity to the Official Plan policies speaking to built form and an application's planned and built context including Sections 2.2.3 (Avenues), 3.1.2 (Built Form), 3.1.5 (Heritage Conservation), 4.5 (Mixed Use Areas), and the Yonge-Eglinton Secondary Plan. Planning staff are also assessing the application in the context of OPA 405 (Midtown in Focus) which updates the YongeEglinton Secondary Plan, including:
• Reducing the overall height of the building to meet the height requirements of OPA 405;
• Incorporating additional stepbacks to enhance the prominence of the listed heritage resource and improve the presence of the building on the street; and
• Ensuring the alignment of building elements with the approved development to the north at 2112-2114 Yonge Street.

Oh brother, here we go.
 
I really hope that Ford strikes down OPA 405 as the rumours are saying - the last minute council NIMBYism on it is ridiculous and would never have stood up at the OMB prior to the LPAT changes.

Agreed. That and the LPAT has had a few decisions lately "re-educating" Staff on the Clergy Principle (High Park comes to mind).
