The Aerial Pic below shows the listed property, to be clear, this is NOT accurate, there are additional properties, as this would not be mathematically possible as described:

We're looking at just east of the in.DE monstrosity by Menkes whose crane is shown in the photo above. Just just east of Jarvis, on the south side of Dundas.

Site Size (as described * 196M2/ 2100ft2 ) * as noted above this cannot be accurate, too small.

Streetview:

Heritage Status: None of the buildings here are designated; though all are within the Heritage Conservation District.

The facades of the homes look like they could crumble if the buildings are torn down lol! But would be neat to keep them for a frontage look for this tower.

Here's the parking minimum removal in play.................No Resident Parking Spaces!

Had a look at the landscape Plan:

4 trees total.

The Good: Decent Soil volumes, and silva cells

The Bad: No irrigation

The Uh, are you Sure?": 2 London Plane trees (the species that did so well, cough, on Bloor and on Queens Quay..... and 2 Black Maples ( a variety of Sugar Maple).....I don't think I've ever seen those
used as street trees..... Great species......but not at all salt tolerant.

I like the little curvy indent halfway up the tower... therefore I expect it to get revised out of the final design.

Nice to see that they're keeping the old historical buildings on Dundas as I was wondering if they would on my previous post! Much to my surprise Yeah!!! As seen in the photos up above!

Very chunky, what happened to 750m2 tower floorplates?

We have a front page story on this up here now.

The floor-plates here are 969 sq m, and I'll be a little surprised if that gets it an easy ride through the approvals process.

It's also 8 storeys taller than what just approved at the Filmores site just across Dundas to the west.

This feels like an absurd amount of density for this property.

It's real neat the way the proposed skyscrapers and future development. Will arch around Dundas st keeping the front end of the historic building's facade and the tower on top of it. Which start to become norm as development starts to moves closer to single family homes east of the city's core. As seen in the rendering photo up above.

I’d rather 2-5 stories be added atop and these houses become interesting spaces at grade - restaurants, retail, spas etc. The east end has so many cool historical spaces and will need them to serve the needs of all these new people coming to the neighborhood in coming decades.
