Overall, I like the height and scale. My only issue is the street level presence, which looks sterile. Perhaps some breaks in the building form, or different materials or colours would animate the space better.

At 35 storeys, it matches the height of 985 Woodbine, just down the street. Same colour palette, too.
 
Kind of surprised Sobey's is going to close for this proposal. Unless they can phase it so it can stay open while moving into the new building.

As currently proposed, I don't believe a phasing scenario that keeps the store in operation is feasible. But I could stand to be corrected on that.

However, I believe that is actually quite achievable, with some relatively modest tweaks.

I'm a big fan of keeping the intersection density low, allowing natural light for road, pedestrian traffic, and having the height mid block. Good example here of this....
 
Good looking design, hopefully it retains this through the approval process.

Also hope they find a way to incorporate micro-retail as part of the development.
