New to the AIC is this one, for the properties from 2461-2475 Dundas W.

This is just a couple blocks north of Bloor.

Not surprised. Look for this to start happening on the Dundas West south of Bloor on the west side.
 
I'd love to see the vibrant retail strips of the Junction and Bloor-Dundas eventually connect to create a seamless, walkable corridor. There are a number of former retail units lining the west side of Dundas north of Bloor that have all been converted to residential, which really kills the street life...
 
I'm intimately familiar with this area. I see no big issues with 29s given its proximity to a transit hub, but I anticipate this will see some community opposition given that it's on the west side of Dundas. The street level looks solid which is a must as the current retail stretch is well liked by locals.
 
It's wonderful to see this proposal given its potential to bring new vitality to this underwhelming part of Dundas. I remember being stunned when Giraffe was rejected for the northwest corner of Dundas and Bloor, which had a similar proposed height.

It seemed to speak to how powerful the NIMBYs were in the single-detached home neighbourhood to the northwest of Dundas and Bloor. A 30-storey tower at a major intersection next to a regional transit hub would have easily been approved elsewhere.
 
I'm in 100% full support here.

Not that I have any expectation that it will come to fruition as currently rendered or proposed, but I love the unit split, retail layout, elevator ratio and height.

And should that extension of the cycle tracks west along College then up Dundas into the Junction staff teased in the input map for the cycling network 2025-2027 ends up happening this could be a very nice and well connected strip

I think the strip is relatively strong given the context, across the street from big box stores and along a very busy thoroughfare. There's a few cafes, a grocer and small retail. I'm happy to see the proposal includes small SF commercial space.
