Some missing middle type development in the Marlee & Glencairn area, close to the subway station.

It's sandwiched between the former Domino's (which moved across the street) and the Catholic elementary school. It's truly a hidden gem.

I pass by that building often, as I live within a few blocks of it.

It's a great concept for infill on side streets. I'd like to see a couple hundred different variations of this across the city.
 
Project is by Old Orchard Developments whom have done a bunch of other builds in the area on Marlee etc. Looks to be a 7 unit multiplex. The application for this one dates way back to 2014, the lot was sold for just over $500k in 2012 (42'x140' i.e roughly 6520 sqft lot) when it was a 1 1/2 story home and eventually torn down and left as a vacant lot... a real steal at that price imo given what they are building on the plot now! Old Orchard had it on the market back in 2016 for $1.899 million for a couple months but it did not sell.
This area is still really sleepy and this lot in particular is tucked in way back hence why I think no one posted it on UT before.

It's interesting to watch former SFH lots getting redeveloped into higher density and value usages. With the upcoming developments by Chestnut Hill and Altree on the nearby blocks, I wouldn't be surprised if the retail plazas lining Marlee get redeveloped in the near future.

Marlee Village will become a very dense neighbourhood.
 
But are these units affordable? Seems like the developer bought this lot when it was much cheaper in the early days of the current boom. But when a North York detached is going for over $1.5 million, is this kind of project still profitable for developers and affordable for middle class buyers?
 
I'm truly fascinated, in a rubber-necking sorta way with people's positive fascination with this building.

While I like the infill in terms of scale/density, i think it's appallingly bad design and an eyesore.

The garage at the front needs to go.

The cheap cladding at the top is terrible, just extend the brick up.

The balconies are unpainted on the underside and profoundly unattractive, the whole design is boxier than it needs to be, the window/doors are too repetitive and require some adornment, however minimalist.
