Taken from Mississauga Ward 8 Development Applications:
"Proposed development: A 13 storey apartment building containing 196 units and 20 stacked townhouses. The proposal also includes 331 parking spaces within 3 levels of underground parking."

This is on the east side of Mississauga Road, just south of Dundas Street West, and just west of the Credit River in Mississauga's Sheridan area.

The developer is 590816 Ontario Inc & A. Frank Merulla and the architect is Caricari Lee Architects.

Attached are 3 isometric perspectives of the proposed development, taken from the March 2022 submission of documents:

I imagine there's a reason this site has been vacant for years, is there no flooding concerns here with the Credit River literally next door?

The short answer is 'yes'...............but the long answer, not really.

Regulatory Floodplain Map, for this area, flood risk in orange:

The dot is 2935 and 2955 is the next property north.

However, the proposed buildings themselves are not at risk.

Knew I could count on you for some expertise, appreciate the analysis on this one!

This site is just a really odd one overall for a residential development, especially this particular proposal with a stacked townhouse next to a cul-de-sac, next to a high-rise.
 
what is this rectangular structure circle in yellow (right above the word approximate)

is it abandoned pool


i look at aerial shots rom 1952 and still cannot figure out
