Hah! That's tall! I don't have a problem with it, considering it's walking distance to Davisville station, but we know who will.

122.4m. They try to compare it to the proposal at 1951 Yonge (116.8m) and other 30 or less storey buildings to justify it. Even MYC at 1815 Yonge doesn't come close at 93.8m.

I live in the area. It's a bustling little node. Plenty of stuff nearby to support building up. Merton itself is kind of an interesting mix of condos, apartments, and mid-rise offices and a smattering of retail.
 
Very happy about this one, excellent addition of housing units and street presence will be much better than the current parking lot.

The alleyway next to the building is being maintained I am sure, yes? When walking home from St. Clair, this alleyway is very useful, especially if leaving from the cemetery.
 
it's interesting to see the mid-town planning review artificially imposes a height of 17-20 stories to reflect transition of height/density from Davisville station southwards...

Can someone explain why a 37 story all rental building right beside a subway station is too tall?
People across the city complaint that no one builds rentals anymore but yet the city wants to opposed this development
I assume the Fords government new rules should allow this to be approved but have those new rules taken effect yet and when does the LPAT die?
 
Now 352 units from the initial 315. FSI reduced to 12.21 from 13.16; site access relocated from Al Green Lane to Merton Street; base building element reduced to five storeys from seven; front of the above-grade parking portion now recessed and street-facing residential units introduced on levels four and five.
