This project has been quite lowkey, as it uniquely didn't require a zone change, meaning there are no public documents other than a building permit. Normally I wouldn't post something with so few plans public, but the size is the largest in the area other than 205 Albert.

As there is no public documents, here is a quick massing to give an idea of the scale and surroundings. This building will be the first new one on this part of the street to feature retail.

KW has made big strides on massing and intensificaiton, but the materials being used are garbage. Walking along Philip Street is like a stucco sample showroom.
 
For those that are interested, PG Studio, Accommod8u, PG building envelope etc are all under the umbrella company of Prica Global Enterprises, a family business started by the Serbian-Canadian Prica family in Waterloo. They've been incredibly quick to build a huge stock of purpose built student rental buildings in Waterloo- to varying degrees of success. PGE’s 25-storey apartment building at 308 King St. N. is comprised of 340 residential units, ranging in size from 500 to 900 square feet, as well as 14 commercial rental spaces. It has 384 parking spaces for automobiles and 216 for bicycles.

The site was acquired in January 2019. Construction began in January 2022 and occupancy is now underway.

While PGE said the average construction time for a building of this size is approximately 24 to 42 months, the 20-month timeline for 308 King St. N. stemmed from a three-phased process where the lower levels of the building were completed and furnished first.

Attention then moved upwards toward the higher storeys of the development until roof capping and completion.

The building has a rooftop amenity space and a park and garden on its east podium.
