This development is listed as an upcoming project on KAD Development Group's website with January 2025 listed as the projected occupancy/completion date.

This is on the south side of Kingston Road between Whitecap Blvd and Parkcrest Dr, which puts it nearly as far east as Markham Road. That model shot above from the KAD website has nothing whatsoever to do with the development proposal and is just a stock photo placeholder.

It's not a very flattering rendering, but the design looks interesting. On the other hand, the architecture of the storefronts looks like an afterthought.

I don't mind the prominent form, w/the alternating white and brown.

I am not in anyway into the long white balcony section which looks utterly incongruous to the rest of the design and downright ugh.

The would-be drive-thru needs to exit stage right; don't have a clear opinion of the rest of the ground level based on this render.

I'd say the big win here is redeveloping a single SFH into eighteen missing middle units. That's the kind of density that Toronto needs more of, to bring families into areas with the infrastructure to support them.
 
It seems like one way to add midrise density in Toronto is with long, rectangular buildings. A standard 10 unit per floor point tower provides too few units for anything under 20 stories to be profitable (unless it's luxury units). But these 20-30 unit per floor midrises might just do the trick.
 
New condo development looks to make affordable space for artist-led families

A proposal for a mid-rise condominium development at 3355 Kingston Rd. by KAD Development Group states that certain residential units in the building will be set aside for artist-led families and that the building’s ground floor space will be used as artists’ studios and working spaces. Planning of these residential units and artistic spaces is managed through the non-profit group art.to.liv and is being coordinated with local artists and the City of Toronto.

Yasmine Hay, art.to.live founder and project manager for 3355 Kingston Road, explained the proposal further, saying, “The goal is really fostering an artistic community.”

“One of our key things is creating living spaces for families,” said Hay. “We’re exploring different models of housing, including rental, but also really looking at affordable ownership, especially since we’re dealing with families. One of the main things is building equity for generational wealth.”

The proposal is still in its early stages. It calls for 309 residential units for the 11-storey building in addition to a row of townhouses.

Hay is the first to admit that the group does not have all the answers. “It’s a collaborative process.”

art.to.live is currently looking to hear from individual local artists along with artistic organizations for their input on the project. Hay said, “if you want to reach out, send us an email. […] We acknowledge that we’re starting new, but we don’t think we know everything.”

“Come tell us what you want. Come tell us how you think this should be. We’d love to hear from you.”

Hay sees this development proposal as being about more than simply a single building, saying, “the way we’re building communities needs to change.”

 
New rendering updated in the database! The storey count remain at 11-storey and the height also remained unchanged at 41.20m. The total unit count increased from 291 units to 299 units. Lastly, the total parking count increased slightly from 303 parking spaces to 304 parking spaces.
