Proposed redevelopment of this former KFC restaurant site with a 6-storey mixed use development comprising 27 apartment units (1,979.0 m2 residential g.f.a.) with a 91.5 m2 retail commercial unit in the north-west portion of the ground floor closest to the Byng Ave. intersection with Danforth Ave. The lot coverage proposed is 47% with an overall f.s.i. of 2.55 times the lot area.

That first render looks particularly slick and promising. Love the angled massing and that window grid.
 
Unit count reduced to 19. New renderings have been added to the database file.

I predict structural issues at the rear there.. Jeez - at least put some support columns on the end of the building.
 
It lost quite a bit from the first iteration. Still kind of funky but the original one was slick and distinctive. This one feels like a bit of a bit of kludge.
