As per the lobbyist registry a combined OPA/ZBA/SPA is incoming for this site, currently home to Mid-Town Honda; directly across from Yorkdale Mall.

Large Site! Size: ~ 1.6ha/4 acres

Precedent height (site to the north) 29s; two sites south is 28s so I think we can have a good sense of what the ask will be.

The limiting factors will be the existing SFH immediately to the south, and again on the south side of Jane Osler

Comments: I got the scale and massing here fairly accurately, I think. Reduced heights to the south, along w/podiums/setbacks are being employed to address the SFH to the south. Overall, I feel this could fly, but the portion directly opposite the SFH may still face pushback on height.

I haven't read the shadow studies, but with a park (proposed) directly to the north, they are worth a peek.

The absence of balconies here is noteworthy.

Why so short? Seriously

1) It's not MTSA, the distance to Yorkdale Stn is ~1km.

2) Precedent, nothing on that side of Dufferin, built, approved, or proposed is taller.

3) Park to the immediate north (shadowing)

4) SFH to the immediate south
 
Too bad that row of SFH's couldn't have been absorbed.

The developer here does own one of those lots. It suggests (to me) the idea was, or may remain under consideration. No insider knowledge on that, but it seems likely.

Is it possible to make the public road on the west side go from bridgeland on to jane osler? They do own that empty lot on jane osler the south west corner of the dealership.

That's up to Transportation and Planning, to determine if they want that; but if they did, then sure it's possible.

But unless and until they decide that all the SFH to the south is leaving, I'd be surprised to see it.

The argument would be loud and clear that it would be an unfair imposition of the new heavy traffic from the north into the SFH community.

I happen to think the SFH should go, and the idea of a smaller N-S alternative to Dufferin would make a lot of sense.

Frankly, I'd connect any new road to the N-S part of Jane Osler (or shift same to the east) and then go all the way south to Orfus to create a more fine-grained grid structure here.

But that's me, not the City.
