The proposed townhouse units will be 3-storeys in height and have a total residential gross floor area of 1222 sq m. A total of 12 parking are provided for below grade and will be accessed from the garage entrance fronting Burnhamthorpe Road. A Site Plan Control application (19 251104 WET 02 SA) has been submitted concurrently for review."

New elevation drawing taken from the Rezoning submission. The total storey count changed from 3 storeys to 4 storeys. Total height changed from 11.28m to 12.29m. The total unit count changed from 6 units to 10 units.

For those with experience with the OLT process with respect to requests like these, how likely is it for this proposal to be approved? Seems like a gross overreach by the developer who is trying to recoup costs due to changing market conditions.
 
Are townhouses the right option for this site ?
May be as a "temporary filler". These townhouses wouldn't be built to last.
In 15-20 years, Etobicoke Civic Center at Burnhamthorpe and West Mall will be redeveloped.
Then the whole area will be ready for high- and midrises.
