This site is the subject of a new application in the AIC. No description as yet.

However, the site currently contains a hirise apartment building and a number of townhomes.

This is the bookend on the west side for a complex that at its other end is 155 Balliol which is the subject of a different UT thread.

I imagine we can expect the townhomes are gonners here; whether the apartment is too is TBD.

The new rendering is updated in the database. The total unit count changed from 507 units to 490 units. The total height changed from 133.45m to 131.55m. Finally, the total parking space changed from 101 car parking to 103 car parking.

Rendering taken from the architectural plan via Rezoning:

Decision Report - Approval Recommended to the next meeting of TEYCC.

Further revisions here..........the height in storeys is actually up; meanwhile the height in Meters is down.

40s, 128.6m

Most interesting to me is the discussion around parkland dedication:

I agree that 435M2 is far too small; I therefore support the strategy to acquire what would otherwise be POPS as well.

I'm not clear on any 'strata' issues here.

A follow up on the above; a report to the next meeting of TEYCC secures a portion of the open space as park, as proposed above by charging it as the Community Beneft.

The balance will be cleaning purchased by the City separately.
