Dont think i've ever had to work so hard to read Architectural plans. This is a really dense floor plan layout! But if it fits, it fits.

I'm Liking it.

Not sure how they will satisfy the outdoor amenity needs, as I didn't see anything shown, I suppose extending one of the elevators and stairs to the roof would be the best way to maximize that.
 
Indeed. I'm really impressed by the mix of utilization within this building of relatively narrow floor plate. The homage being paid to the Matador and Davis Dance Academy is especially commendable.

I wonder if this could be a different way to approach the Yellowbelt. Acquire lots with abutting backyards, and build a similarly narrow floorplate to this proposal.

Revisions to Original Design

As part of the planning application and community consultation process, we received both City Staff and community comments and feedback on our proposal. The comments were generally related to massing and transition to the neighbouring properties to the north and west. We have revised and resubmitted our proposal in response to these comments. The changes include:
  1. Reducing the height of the western residential block by one storey;
  2. Adding a substantial setback to the 5th floor of the western residential block along the north side;
  3. Adding a substantial setback on the west side of floors 2 to 5 of the western residential block;
  4. Reducing the height of the Dovercourt podium by one storey;
  5. Reducing the height of the northeast corner on Dovercourt Road by one storey.

Hmm I'm still generally positive on this and wish we could see things like this built in housing lots across the city, but I really don't like what happened to its Dovercourt frontage. Was much nicer before and seems jumbled and incoherent now.
