the sale of 543-553 Richmond Street West
for $25,581,520 for 1.351 acres of land to the Pemberton
Group. There hadn’t been any rezoning applications
submitted at the time of sale

This is that ugly mirrored glass building including the parking lot at SW corner of Richmond St W & Portland St.

Canderal owns the office building next door at 555 Richmond St W. My hunch is 4-5 condo buildings coming in the next few years to this strip depending on market conditions.

My favourite quote from the report, in the last paragraph pg.5:

The price per square foot is getting dangerously high,
approaching levels that we generally reach prior to a
correction.

Huh..there goes some of the southern views of the newly built Queen and Portland Lofts....Gee, just shows you nothing is safe in this city from unobstructed views..

Good riddance! More Freedville-esque style buildings would be welcomed here as further growth.

Used to spend a lot of time in the nabe here as a kid visiting me mum's fashion studio. Nice to see the revitalization expanding westward.

This must be a very big chunky building. Tribute's Queen & Portland has a similar footprint, so picture a podium of that size going up 14 stories with a courtyard/light well in the middle. A building of this proportion would never fly with the City.

Brant Park condos is the around the same width but half the depth and that building has 243 units over 11 storeys.
The Harlowe is about the same footprint as Brant Park and it contains 220 units over 14 storeys, but that building has larger units.

Does any know the origins of 543-555 Richmond Street west (the warehouse and the attached office building)? They look like they were built as part of the same development (late 80s, early 90s maybe?). I've always wondered who originally built it. The office building with attached warehouse/loading dock makes me think it was a newspaper or something.

From the inside, they are two completely different buildings - 555 Richmond West is a modern construction high rise, while 543 - 553 is a much older post and beam lowrise building with a more up to date skin on it. What I suspect happened is that when 555 was built, the outside wall of 543 - 553 was refurbished in the same style as 555 to provide some overall cohesiveness to the site. They are definitely not built at the same time as part of the same development.

Wasn't there a colour separation house there? Did a tour once for a night class in production art at OCA about the time they were just starting to invest in computer scanners at some crazy cost. Lived across the street on Portland for a month or maybe two about 1985. Had to leave because there were giant rats commuting across the hall between the bathroom and the kitchen. One guy said they moved in when they shut down the popcorn factory behind the house. Think the house is still there, looking on Google Maps.
