Time for some Guelph threads!

This site fronts on two thoroughfare around downtown, mainly Wellington (a typical stroad, out of character and scale to the quaint streets around the general area, hopefully this will see a road-diet in the future, or at least before i'm struck by someone!)

There is not a lot of precedent in the area which will make this stand out, but the scale is only about 5 stories taller than intended in the city's masterplan for this parcel. This will still likely be a sticking point and may end up dropping a few stories.

This development features some decently scaled retail units, along with some ground floor live/work. Hopefully this leads the trend for a more human scale along this stretch.

These renders are a little grimy, but they are usable. Brick patterned precast and window wall noted in the materials.

Sadly seems the application has been withdrawn, from the Guelph Mercury Tribune:

According to an April 27 email from Ryan Scott, the senior vice-president of development and finance for Fusion Homes, the developer has formally withdrawn its application to rezone 58 Wellington St. E.​
In an email to the Mercury Tribune, Scott pointed to the recent provincial approval of the city's official plan, along with the changes made, as the reason for the developer pausing its application.​
“We feel it is important to take time to understand what this new information means and ensure that we get the best outcome for this important housing project and for the City of Guelph,” he said.​
