Ghod's (5959 Yonge) masterplan (which is useless BTW) for this block has this lot at 13-storey. Asking for 40-storey is a bit too ambitious,.... even if the Yonge Street North Secondary Plan was in effect now. This lot was for sale 2 years ago; this 5995 & 5997 are registered under "Yongwood Ltd" (when I last checked on May 31st) with mailing address of 3910 Bathurst unit 300 - same address of "The Noik Group"

Recently I documented which nearby lots are owned by Ghod's and progress of their land assembly,.... Ghod's 5959 Yonge to the south and Ghod's 11 & 15 Wedgewood to the east

From Application Form:
- Registered owner of 5995 & 5997 Yonge is "Yongwood Ltd" with mailing address of 3910 Bathurst St unit 300 which is "Noik Group"
- "Yongwood Ltd" / "Noik Group" hired or partnered with "Sorbara Group" (or whatever's left of it) of 3700 Steeles Ave West unit 800 to act as Developer on this project

So this one initially got its Preliminary Report turned back, as the Councillor had issues w/the height and density.

A status report going to the December 3rd NYCC outlines that the applicant has now appealed to LPAT.

To date, the applicant (according the report) has not budged on height or density.

As a result, it is now recommended go ahead with a community meeting.

 
This seems unusually tall for this area no? I'm all for density but theres seemingly nothing around. This is north of north york even

It's right next to the future Cummer station, so the height is justified. And only 4 floors higher than the taller tower of M2M phase one.

Problem is:
- Metrolinx haven’t committed to a Cummer/Drewry Subway Station
- this site north of Cummer/Drewry is outside North York Centre Secondary Plan Area (Aoyuan M2M south of Cummer/Drewry is within North York Centre Secondary Plan Area)
- this site is within Yonge Street North Planning Study area which is still in draft form! IE: Anyone buying into this 5995 Yonge should only look at what happened to the 2014 buyers of Ghod’s 5959 Yonge next door,....

So then the contribution didn't buy Filion's assistance? Good.
