The lobbyist registry tells us this site is now in play.

The site is currently home to a free-standing Starbucks, and is located on the east side of Yonge, across from Centerpoint Mall.

Certainly, by looking, the case for intensification/redevelopment makes itself!

Site is ~ 18000ft2 Almost a bit large for a single tower, but too small for two.

But easy to work enough to develop, very solid dimensions/regular shape.

@Northern Light Here, the Applicant is likely thinking about 45-50-storey with 12.0FSI - tower towards southern end with 10-storey podium to north leaving the required 25m gap for another future tower on adjacent lot to north. This is something similar to Delmar's 18 Athabaska "off-Yonge" proposal - southeast of this site,... and more likely to be approved by City! While this Subject Site (second block south of Steeles) is within the new Steeles Subway Station Transit Hub,... CityPlanning did a weird 11th hour change to the Yonge Street North Study now Secondary Plan,... they extended the "Mid-Block between Transit Hub" Mid-Rise section only along east-side of Yonge Street to Steeles Ave! I can't make this crap up! In image below, subject site highlighted by yellow circle.

Why?
- Because the east-side of Yonge St has a City laneway (unassumed laneway on this Subject Site block),... and CityPlanning envision converting this Laneway into a Pedestrian Oasis Street - from Centre Park to Steeles Ave,... 8 blocks long!
- CityPlanning wants more sunlight onto Yonge St so the entire east-side of Yonge St to this laneway will be Mid-Rise!

Read my post here to understand Mid-Rise in Yonge St North Study/SecondaryPlan,... they get 6.0FSI Density so similar unit count as skinny 40-storey condo tower in North York Centre Secondary Plan,.. these Mid-Rise are short fat condos!

Oh,... and as you can see from image above, that 18 Athabaska "off-Yonge" proposal is actually east of this laneway, so they'll be allowed a much higher tower than this Mid-Rise site along Yonge St!
 
I like the colours, just hope that the cladding in reality is high quality (err stone/masonry and not spandrel lol).

Looks like everyone all of a sudden everyone has gotten word that they should be getting on with their developments; it's almost as if in the last month we've have news of properties in the area gearing up for change/getting approvals. I will not be surprised if other properties along Yonge press the fast-forward button.

Now for the TTC/Metrolinx, hurry up and make your decision on whether to have bus lanes along Steeles and if you want to build the mother-of-all underground bus terminals at the intersection of Yonge and Steeles (not sure if they settles on a decision). Time is ticking.

Not a shoring rig. Drilling core samples. The Starbucks is still open. Will be a while before they start shoring.
 
Was there a large NIMBY campaign for this project? Surely this had a lot of opposition from residents of the side streets.
 
?? It was submitted like a week ago.
Locals are more pissed,... they're about to lose the only Starbucks around with a drive-through!
 

Resubmitted with the following changes:
  • Storey count has been revised from 50 to 51 due to presence of indoor amenity in the lower mech level
  • Height increased from 172.8 to 173.1m
  • Total residential units increased from 610 to 613
  • Total vehicular parking increased from 102 to 104
  • Total bicycle parking decreased from 478 to 470
