700 Bay. Construction is not what they do. They entitle and sell. It's frustrating to some when what is eventually built by others doesn't match the initial renderings, but that's more on the lack of ambition on the part of the purchaser and the City than anyone else. Once it's vended, it's not KingSett's problem anymore.

How the forum considers these newly minted zoning applications is more to blame than the city. Any features beyond tower massing are immaterial..

Another view of how this tower 'might' look once built:

This one got a resubmission at the beginning of last month (October)

Height is unchanged in both storeys and M

Changes are generally modest in nature and technical.

There has been a slight increase in the setback at the 5th level, from the St. Nicholas side.

The ground floor retail doors have been recessed to address wind issues.

Trees have been added along the Irwin frontage.

Among other things.

Maybe an unpopular opinion, but I prefer this to 645 Yonge across the street, which I find looks a little wonky with those two extra spires.
