OPA & Rezoning to permit a 26-storey mixed residential building containing (364.6 sq.m.) of non-residential uses on the ground floor, 329 dwelling units and associated indoor and outdoor amenity spaces. The proposal also includes the proposed on-site parkland dedication (365 sq.m.) at 736 Marlee Avenue.

Stats:

The Proposed Development will contain 329 residential units, with a total gross floor area of
22,787 square metres (6.16 FSI) and 290 parking spaces.

Parking Ratio: 290 spaces to 329 units is very high at 0.88. That makes no sense in an MTSA.

Elevator Ratio: 3 elevators to 329 units gives 1 elevator per 110 units.

Comments:

For this side of Marley at this location the height is a reach, slab-style along the eastern edge of a park will obstruct some sun. East side is less of an issue than south or west, still, I could see this getting a haircut.

Parking is way high.

Building is decently attractive but the Landscaping Plan for the Marlee frontage is wrong. There is no buffer shown between the sidewalk and the road. Absolutely not, the trees go between the sidewalk and the road, if you have room for only one row.

On-site parkland is small, but contiguous to the existing park. I'm ok w/that, but it isn't terribly useful. It widens a narrow entrance to the Park from Marlee, but doesn't create a critical mass of space where you could add new facilities. or programming. The park would benefit more from adding consecutive properties along its southern and western frontages.
 
This is directly north of the 4 storey Marla on the Park development, and roughly halfway between Glencairn and Lawrence. It does seem like a fairly ambitious proposal height wise for something in this section of Marlee midway between these two subway stops. They're definitely looking to raise and establish new height precedents, even compared to the midrise Dylan condo which is right at Glencairn. Although the trend overall for the greater area does seem to be taller heights as seen with those newer proposals along Viewmount further south.

I've got no problem with the height, but there's way too many car parking spaces (it's also not cool how they seem to be trying to deemphasize how much car parking there is). But the other major thing that's missing is commercial units.

Marlee Avenue is in a bit of an interesting situation as the street currently has a lot of retail, but doesn't seem to have the population to make them all viable, with too many vacant units. The current planned development in the area is fixing the population deficit issue, but it looks like there's going to be a lot less fine-grained retail in the area which is a real shame. Developments like this, both on Marlee and across the city, should have commercial units.

Our collective obsession with front lawns is so strong we even try to build our towers with them
