Never thought I’d say it, but... 5 stories is probably too high. The top 2 stories will be over the berm and rattling with every train. (The precedent is probably Fontebonne and it must be a nightmare for top story residents.)
 
Kinda been expecting something here for years, it's been so underused. But five stories? Pretty slender footprint. I don't think the rest of Degrassi Street is going to be terribly impressed. I'm betting it gets shaved down to three or four storeys. It's not as if Queen East is sprouting considerable new height right there, so there's no immediate precedent that I can think of to justify that kind of height on so modest a footprint.
 
It's just a Site Plan Approval application according to the City's page. Could it already be zoned for 5 storeys? I suppose we shall see once the supporting documentation is posted…

I like this location for a low rise proposal but doubt it meets the City's preferred rail corridor setback.
 
The C of A application for the rezoning is a bit of a gambit on behalf of the developer. It's a way to get rezoning more quickly and cheaply, but the Committee has to agree that the variance being requested is in fact 'minor'. The Committee could respond that what's being is asked for is more than minor, and force the developer to consider more cumbersome options, and reset the schedule… but if they grant the variance, it's full steam ahead. This is still a small project, so being able to go a less expensive route could help significantly with the bottom line.

Its street facade is a dud with that looming blank wall and the sawtooth entrances, which will make the building seem more anonymous to people walking by.
