I still don't love that the historical 8 Elm Street building gets absorbed into this. But at least the facade integration or rebuild looks somewhat tastefully done. The heritage buildings fronting Yonge get a nice clean up too. The tower also looks like an improvement over the last iteration.
 
New renderings are updated in the database! The project information all remains the same. The total building storey count remains the same at 68 storeys. The total building height remains the same at 217.85m. The total unit is 807 units. Lastly, the total proposed parking spaces are 65 parking spaces.
 
No new renderings are updated in the database. There are the following changes. The total unit count changed from 807 units to 819 units. Total parking spaces were reduced from 65 parking to 41 parking. Finally, the overall building height changed from 217.85m to 218.20m.

We have some new renderings to debut of 8 Elm, with a note that like at Untitled Toronto where Reserve Properties got Pharrell Williams involved with the design of the building, in this case Reserve has brought onboard Simu Liu.

EDIT: The database file has been updated as well, with the building now having 69 storeys instead of 68. Every other metric is the same however, number of units, height, etc, etc. There is one page of the architectural plans that says "68 storeys" in bold print on it, even if everything else in the plans indicates 69 storeys, so I suppose we just didn't count it last time and took that one incorrect label as gospel.

Can't happen soon enough. Those buildings in their current state are an eyesore. A few weeks ago a mentally ill person was sitting in the niche by one of the entrances screaming his head off and hitting the shop window with his fists. I could hear both the screaming and banging all the way to Yonge & Gerrard.
 
It's not a great design, but perhaps I'm saying that because it doesn't look very compelling. At least there'll be facade retention here.

It really reminds me of the Clover on Yonge.
 
Seems like a real missed opportunity for the condo owners not to have some enormous advertising space on that; they could be raking in cash if they added some, lower the condo fees, worry less about the condo reserve fund. Put a mechanical floor right above the heritage buildings with giant tv advertising on the outside.
 
It's an awkward massing but the cladding system looks interesting, subject to how it is implemented.

It's definitely a project that comes down to materials, the massing has some flare. But will the corners really use curved glass, will the bronze accents have depth, will the horizontal cladding actually be semi-rounded… all left to be seen.

A great idea but that is not how developers think. The last thing they think about is long term benefits to condo owners. If they thought of this idea they would either keep ownership of that section or sell it separately and either way the condo corporation would get no benefit from it. This is similar to having retail at the lower levels; it is sold separately and incorporated separately and they pay maintenance fees for any shared services like heating/air and parking.
