Construction is expected to begin in Q4 of 2021, with occupancy for either late 2024 or early 2025:



Marketing began in October for 8 Wellesley and 95 per cent of it was done online. CentreCourt has also developed a sales application through Salesforce Truglia said enables it to launch high-volume projects in an efficient fashion so everything can be done virtually and deals can be processed more quickly than the old paper methods.

Concord, Ont.-based BAZIS is a partner in the IBI Group-designed project, as it owned one of the parcels in the land assembly, but Bruglia said CentreCourt is the primary driver behind 8 Wellesley.

Construction is expected to start in Q4 2021 and occupancy is anticipated in late 2024 or early 2025.
 


The Development and Timeline

A 55-storey residential building is being constructed by Wellesley Street Nickolas Residences Limited Partnership at 6-16 Wellesley Street West and 5-7 St. Nicholas Street. The site is bounded by an existing 6-storey building (9 St. Nicholas Street) to the north, Bistro Lane to the east, Wellesley Street West to the south and St. Nicholas Street to the west. The development, in its completed form, will consist of 599 dwelling units with ground-floor retail and a five-level underground parking garage for approximately 117 vehicles that will access the development from St. Nicholas Street.

Major construction activities and associated timelines for the development are described below: 

Demolition: July 2021 to October 2021 
Excavation and shoring: July 2021 to April 2022; 
Below grade formwork: April 2022 to October 2022; 
Above grade formwork: October 2022 to October 2024; 
Building envelope phase: December 2022 to December 2024; and 
Interior finishes stage: February 2022 to January 2025.

Based on the information provided by the developer, the entire site will be excavated lot line to lot line on all four sides to a depth of 20 metres from street level. The developer has advised that due to limited availability of space, all construction activities, including delivery and storage of construction materials, cannot be accommodated within the site. Therefore, occupation of the road right-of-way on Wellesley Street West and St. Nicholas Street are essential to set up construction staging operations for the development.

Construction staging areas will be set up within the road right-of-way on the north side of Wellesley Street West and the entire roadway of St. Nicholas Street for a period of 54 months.
 
Would be very on-brand for the city to not care about cyclists.
Well, for safety and logistics reasons it HAS to close temporarily. But it's not a permanent closure. And the City is going to be continuously expanding and improving the bike network. Agreed that this has not always been the case, but in my role on one of the City of Toronto Advisory Committees, I have seen the future plans, which are quite extensive (and impressive).
 
There have been several recent constructions on Wellesley resulting in bike lane closures. The two side-by-side condos on the north side near the station closed the sidewalk and bike lanes for about 4 years. Currently the bike lane on the south side is closed in front of 81 Wellesley - that’s been going on for about 3 years, and given the glacial speed of that construction, it will remain closed for at least another year. Did I read this project will close the bike lane for 56 months? Sigh ...
