The only thing I dislike is the mechanical penthouse. It seems like a lot of proposed midrise buildings in the city have large mechanical penthouses with no architectural detailing. Of course, mechanical penthouses are built out of practical necessity, but they form a prominent part of the building. They should be fully integrated into the architectural design of the building. As is, it looks like a tacked on afterthought and seems kind of lazy and uninspired.
 
Time to excavate this thread.............as a new proposal has emerged here..........but after you all see the proposal, I think we'll agree the thread can be re-buried.

Layouts:

Most of the 2bdrm and 3brm units are of reasonable ft2, the 1 bdrms tend to be small.

But the layout for a 3 bdrm caught my eye.........try to lay this one out anyone.

Elevator Ratio: 2 elevators to 60 units, or 1 per 30 units.
