A bit clunky in certain aspects, but I actually find the massing to be fairly interesting. Not an easy site to work with considering the slope along Weston Road. If built out as depicted, the overall form does help establish a sense of presence in a current streetscape that's quite empty and barren.
 
I'm seeing the evolution of certain ideas Turner Fleischer tried in their Stockyards District project. That project feels surprisingly engaging and metropolitan in person thanks to the interesting use of setbacks and the sharp red-black colour scheme.

It's too bad about the mechanical penthouses on this design, though. They look like afterthoughts and stick out in a bad way. They won't be noticeable up close but will look prominent from certain distances.

Some basic architectural design would go a long way. Imagine if they had designed them with bold cross braces with a semi-transparent cladding material or perhaps more pyramidal massing to the penthouse structures. They would be eye-catching focal points of the design.
 
Sometimes I drive up Weston road on my way to work. I often wonder if all the run down row houses and small shops that line the street are going to be bought up by a single developer who's going to tear them down. It doesn't seem like anyone is making an attempt to flip these places. Most appear delipidated.
 
This one received another large bump: 34 and 24 stories, with an 8 story podium.

Not sure where to look if they've mentioned affordable units, but this is an area that could use a new supply of affordable units.

The rendering was taken from the architectural plan via site Plan approval. The total storey count changed from 11 & 11 storeys to 34 & 24 storeys. Height changed from 43m & 43m to 110.35m & 80.55m. The total parking space count changed from 436 parking to 338 parking.

Comments:

No retail at grade fronting Weston Road; not thrilled by that.

For parkland, I would personally prefer an off-site acquisition adjacent to Humber Blvd with an eye to giving Black Creek a proper valley form there, one day, in the distant future.

The image below shows the development site by pin; and a white outline showing a comparable sized parcel, adjacent to Humber Blvd, which for now, could be a regular table land park; but would begin an assembly for something more ambitious a couple of decades down the road.

Putting the sidewalks on the outside of the landscaping and tree planters is unfortunately not shocking but a terrible choice. The new density will help but Weston is an incredibly fast road here and those renderings showing dozens of people happily strolling along are quite ridiculous. This is a matter I wish staff would spend time and energy pressing developers on, but they seem to focus on everything but the pedestrian realm. A 1.5m sidewalk near identical to the one that exists today is unacceptable and literally so easy to get right.
