that parking garage entrance is a complete disaster and unbelievable waste of space. One of the worst site plans I have seen in a while. Also, what is with that mail room? Access off the vestibule?

Boy. That is next level garbage. With the coming TO Core / OPA 352, I'm surprised they're going this aggressive with the lack of setback on the north side.
 
given it is clearly in partnership with the church, I presume there is a limiting distance agreement involved.

The city probably isn't going to enjoy the strata park either. Or the inset retail hidden behind columns. Or, well, just about anything.

This is the first time I've seen a space for "Inbound Queuing" noted on a plan regarding the parking. At 90 spaces underground, I assume that this is the largest garage here that uses parking elevators, and maybe that "wasted space" is there because of the demand anticipated for the elevators. It would be a ramp otherwise. I'd love to see other concepts for the ground floor.

If the garage went another level or two deeper, the bit under the park could be removed, in which case no strata issues re: the park.

It's got a long off-street entry area which this one doesn't.
