At least Concert has made somewhat of an effort with the Kip district. I dont even know where to start with this proposal; the design of the podium will not work well at all for the retail that will face Dundas, the design of the tower itself is lacklustre and even if it was all glass with very little spandrel it still wouldnt look good, and the massing is just off.
 
One of the panels on the architectural plans shows that 31% of all surfaces on the west side of the building, for example, will be back-painted spandrel glass.

The sales centre on Dundas for Pinnacle Etobicoke is being readied for opening in one of the rebuilt buildings on this assembly.
