Step #2 is the province bending over backwards and granting CF's wishes with the land conversion.

Step #3 is CF turning this into yet another generic Toronto sterile residential neighborhood.

Sorry everyone, it was way too good to be true. This area wont even be 5% of the Canary Wharf style aspirations that were once set out for this area.
 
Office space aside, is retail just dead now? I always figured we’d get a bunch of residential here, but I’m 1000% all for the residential/mall hybrid ideas we’ve seen for Yorkdale and Eglinton Square, The Well or Shoppers World Danforth (sorry Don Mills). So with all the transit at East Harbour I just see all the opportunity here.

But given all those residential/mall hybrids have stalled- and now this, is nobody banking on the convenience of bricks and mortar retail?

...could they not focus on the residential parts first while awaiting for the office market to warm up? No need to change any plans if it all works out in the end.
 
Why don't they build a massive fulfillment center, since many city dwellers have chosen to walk past empty storefronts to go home and shop via Amazon and order food delivery to the tiny apartment that they also have to work in? ☹️

I'm seeing that with all the return to office news, all of the new towers in the city with good transit access are completely leased out. The new TD and CIBC towers are completely full, and the other top tier towers around Union have extremely low vacancy as well. Is there not the market to build any more? Do they think that the transit access at East Harbour won't support it?

Canary Wharf isn't exactly a great example of how to design a business district...

Honestly, I'd prefer a truly mixed use neighbourhood over a commercial district.

Canary Wharf is a once badly planned business district that's being transformed by residential construction but most importantly really good transit infrastructure.
