To give some perspective, 8 Spruce was constructed between 2006 & 2010 and had construction cost of $875 million USD at the time for one tower at 1 million sqft.
Mirvish-Gehry will be two towers and nearly twice that sqft. Not taking inflation into account, the current conversion rate would put the construction cost at nearly $2.2 billion CAD for an 8 Spruce level build. Factor in some profit, and that's gonna be a couple thousand very expensive apartments to sell.
Do you know if USD875MM included land acquisition? Land's cheaper in Toronto.
Very excited about these two towers; will definitely raise Toronto's profile on the international architecture landscape.
