For clarity, this is at the north end of the existing plaza site:

It's also part of much larger block master plan to remove the existing plaza entirely. Though there is no intent to proceed with any future phase in the near term.

Due to someone at Bousfields not understanding what page margins are, I have to shrink this text below to 90%

Ground Floor Plan:

Elevators:

Building A: 2 to 213 units or 1 per 106.5 units

Building B: 2 to 285 units or 1 per 142.5 units

Building C: 3 to 365 units or 1 per 121.67 units

Parking: 641 spaces to 863 units or 0.74 (site wide)

****

Observations..........overall I like it.

I'm suspicious of the colonnade given that retail is also proposed on that frontage (Hunt).

I don't like the absence of retail on the Harwood frontage.

At first blush, the middle building needs an additional elevator.

Otherwise, this looks solid.

While less parking would be nice, transit has to be better first.
