This building replaces a pair of small residential rental buildings and a small plaza. Nice terracing and material palette for its location beside the Humber River! We have a front page story up here.

I love the materials and massing of this one. I've found TACT to be hit or miss, but this one looks like a real winner. That wood is just gorgeous.
 
There were resubmissions for this one in 2017. Still only 8 storeys, but the height has changed slightly (5 feet higher than we had, but that may be due in part to average grade being re-established on this sloping site), there are now 120 suites proposed instead of 106, no more retail at grade, that area in now an indoor amenity. Here are the new pics:

Those renderings appear to have an art gallery in one of the corners at grade; is that an amenity space or are they proposing indeed gallery space?

I'm a bit confused at this comment. There is actually lots of retail along this strip.

From Royal York going east there is:
- a plaza with Bruno Foods & Mastermind along with about 10 stores on the south
- a row of 4-5 smaller independent shops/restuarants on the north
- Dry-cleaners and a bike store on the south
- a non-descript plaza with a half dozen stores on the south
- Kingsway by the River will have retail as part of the redevelopment of the Rona
- a plaza with Dominoes + 3 other stores on the North
- 4195 Dundas is being redeveloped with retail at grade (if i recall it correctly)
- some random stores (rugs, ice cream) on the North side of the street
- another plaza with about 6 stores in it on the north just before the river.

I would love to see more retail as well. But your statement that it is lacking is a bit misleading.
 
Sorry, let me clarify my statement - I come from an urban lifestyle mindset and this area lacks attractive retail and commercial space in close proximity.
Majority of the retail that you have mentioned needs serious rejuvenation.
