I wish the prominent Bloor and Bathurst corner got a more distinctive design to the tower. What they built isn't offensive, but it's kind of forgettable. It doesn't feel like the focal point that it should be.

There is a lot to like about this project but good lord are the materials so drab. On a sunny day it looks fine, but when it's overcast or dark it looks really dull and uninviting. The retail signage / landscaping / lighting is going to have to do a lot of heavy lifting to make this space inviting during the colder season.

I think the perimeter portions will be fine, as well as Markham street; but that interior pedestrian mews gets shockingly little daylight even in summer.

I think the massing here was just wrong. Hopefully, as you note, it can be made to work. (I'm not speaking of total height or density, but rather its relationship to this space on the site)

But this is a case where the corridor needed to be just a bit wider (to take in more southern sun); and/or reduce podium heights/increase setbacks a bit next to this space.

It will be artificial lighting reliant, I believe.
