Density-wise:
- Area of this rear redevelopment site is 23,993 sqft (2229.02264 sqm); with proposed Gross Floor Area of 22,803.0 sqm results in 10.23 FSI Density - which seems excessive for the area - but,....
- Total area of site including the Bell Canada substation is 54,586 sqft (5071.20534 sqm); with proposed Gross Floor Area of 22,803.0 sqm result in 4.4965 FSI,.... which is the 4.5FSI allowable under the North York Centre Secondary Plan

Thus, it looks like they're transferring the Air Rights:
- all available Density Transfer from the existing Bell Canada Substation that'll remain at the front of 31 Finch Ave East
- Height Transfer,.... not really. Proposed 28-storey should be fine. Surrounding condos are 16-23-storey but now allowable 100m (30-32-storey) in North York Centre Secondary Plan - Capital Development already constructing 108m 32-storey Azura a couple block south
 
If Capital Development applies the same level of attention to detail as Azura Condos, then this could be another solid building up in that area:

The only change is the total unit count decreased by 1 from 360 to 359.

No new renderings in the docs.

No new renderings are updated in the database! There are some minor changes in the database. The total storey count increased from 28 storeys to 29 storeys. The total building height increased from 96.25m to 98.60m. The total unit count decreased from 359 units to 350 units. Finally, the total parking spaces decreased from 124 to 113 parking spaces.
