Kinda liking the massing along Peter St. but also lmao @ the tacky suburban MEC being the view terminus. How long until that site can be redeveloped again? It can't come soon enough. Would be a great spot for a boutique hotel + restaurant + performance venue or something like that. Alas we're probably cursed with the MEC for quite a while yet unless MEC goes out of business.

On a similar subject I wonder about future potential uses of the house building that is currently the New York Fur store. Seemingly would be a great spot for a restaurant, but the building looks like it would need a lot of work and money put into it.
 
This isn't Liberty Village. That cheap looking brick is not going to work here. I don't mind using brick panel but the whole point is for it to NOT look like brick panel. Look at what they're doing Canary District. Far superior panel than this...and the brick color looks so bloody fake. On top of that the application looks like a DIY project. Disappointing.
 
That alignment mistake there doesn’t matter. The units behind that facing the street are 3 bedroom, 3 baths, 2 ensuites unit. And back against that wall are two of the bathrooms.

I know because I bought the one on the 6th floor yesterday.

In case anyone is curious. The price was $1236 per sq ft.
 
Aside from misaligned all the cladding on the south elevation (so that it doesn't cover key columns); apparently someone didn't accurately calculate parking lot area either.......

That’s pretty dead standard for a project. Happens all the time, but typically a good planner will put an allowance for a certain amount of undersized spaces into the site specific bylaw to avoid a variance later once all the structural design is done and the structure is actually built.
 
Why does that occur? How hard is it for the dev's planners to properly design parking stalls?...
 
It's not 'hard', per se, it's just easier if you can get more spaces of reduced dimensions on fewer floors than having to go down another level to accommodate spaces that are the 'correct' size (generally 5.6m x 2.6m with a 6m drive aisle - 200.5.1.10 in 569). Most planners understand this and are fine with it. As @innsertnamehere notes, it's odd that it was missed here.

It's junior high level math but there are tons of uneducated people with decent jobs. Teachers don't flunk students any more so we have millions of adults who can't read, write, form proper sentences, or do basic math. It is what it is.
