TORONTO, Nov. 10, 2021 /CNW/ - Cadillac Fairview (CF) along with new partner DiamondCorp are pleased to announce a rezoning submission for the first phase of a new Master Plan that anticipates a series of developments, which will ultimately surround and complement CF Sherway Gardens, creating a vibrant, new community in west Toronto.

CF and DiamondCorp have collaborated on a renewed Master Plan vision for CF Sherway Gardens that will transform the peripheral parking lands into a vibrant, complete community supported by new buildings containing a mix of residential, office and retail uses, a range of new parks, open spaces, a combination of private and public streets, and pedestrian and cycling connections, centered around the retention of one of Canada's most successful shopping centres.

CF Sherway Gardens, celebrating its 50th anniversary as a regional shopping destination, has been a key contributor to the local economy and landmark for west Toronto. "As we reflect on the history of how CF Sherway Gardens has evolved in the past, we are very excited to plan for its future. The Master Plan vision will help urbanize, enhance and create a thriving new mixed-use community," said Wayne Barwise, Executive Vice President, Development, Cadillac Fairview.

The first phase of development is located on the north side of the shopping centre, fronting The Queensway. This phase is approximately 1.28 million square feet of mixed-use development, which will consist of four new buildings, two condominiums and two CF rental residential buildings, with retail and amenities. A new public park is proposed as well as a pedestrian urban plaza and a large landscaped zone along The Queensway, which will include a multi-use path, planting and seating opportunities. The rezoning application required to permit the Phase 1 development has now been filed with the City.

"We look forward to partnering with Cadillac Fairview to bring quality residences to the CF Sherway Gardens Community, and working with key community stakeholders, the City and the broader community through the municipal planning consultation process to bring this vision to life," said Stephen Diamond, CEO of DiamondCorp.

Reminds me a little of some of the developments in Manila with high rise residential around a mall.
 
Definitely not in the next 20 years. Earliest we would be looking at would be 2040+*

*If our deluded, stupid politicians dont decide to detour the subway to run along the Etobicoke hydro corridor to run up to Wet N' Wild Toronto.
The west end of Toronto less respected than Scarborough. Shameful. Sherway “deserves” a subway. I guess the biking pinko downtown elite don’t like drinking their Starbucks in the local book store.

Yes! Parking lots servicing large malls are definitely not a good use of land. Limiting greenery and reducing drainability of rainwater. Added on, the asphalt absorbs sunlight and increases the ground temperature in the surrounding areas.

The proposed condo/hotel/office towers should definitely help with increased density, potential green roofs, and added greenery at ground and podium levels.

Ideally, we'd also be getting affordable housing incorporated into the buildings as well as the "Transit Hub" having rough-ins for a potential future subway station, but I might be asking for too much. 🤣

Sherway does have a section of land set aside for a future subway station near the Queensway-West Mall intersection.

Don't forget that Michael Ford (Ward 1) and Doug Holyday (Ward 3) have reputations of being anti-transit & anti-pedestrian and pro-automobile.

CF, DiamondCorp unveil Sherway Gardens phase one plans

Cadillac Fairview has announced DiamondCorp will be its development partner for its proposed multi-phase, master-plan community which will surround CF Sherway Gardens shopping centre in Toronto.

The firms say the first phase of the development will deliver four mixed-use multiresidential towers comprising 1.28 million square feet. They will range from 30 to 45 storeys and include two condominium and two purpose-built rental buildings. Retail, amenities, parkland and other features are also included in the plans.

CF has submitted its rezoning application to the City of Toronto. Ultimately, a series of developments will “surround and complement CF Sherway Gardens,” says the announcement issued Wednesday afternoon.

The shopping centre, which was constructed in 1971 and is celebrating its 50th anniversary this year, will remain as an anchor for the community.

At full buildout, CF and Diamond Corp envision a development “that will transform the peripheral parking lands into a vibrant, complete community supported by new buildings containing a mix of residential, office and retail uses, a range of new parks, open spaces, a combination of private and public streets, and pedestrian and cycling connections . . .”

“As we reflect on the history of how CF Sherway Gardens has evolved in the past, we are very excited to plan for its future. The master-plan vision will help urbanize, enhance and create a thriving new mixed-use community,” said Wayne Barwise, CF’s executive vice-president, development, in the announcement.

The first phase of development will take place on the north side of the shopping centre, fronting The Queensway. In addition to the buildings, a new public park is proposed as well as a pedestrian urban plaza and a large landscaped zone along The Queensway, which will include a multi-use path, planting and seating opportunities.

Let's get the Waterfront West LRT or the 501 Queen streetcar extended along a right-of-way along The Queensway to the new Sherway Gardens, if the Line 2 is not extended to reach Sherway Gardens.

Do the plans include schools? Don't want to see school buses having to transport the students to schools far from their homes. Couldn't they include classrooms in the first couple or three floors of high-rises? Include school yards in adjoining parks and swimming pools & gymnasiums in adjoining community centres?

I'm sure the city will wait another 30 years until the Queensway has exploded with the new developments that are coming down the pipeline before they'll consider an LRT.
