It's interesting how developers time their market debut. I know there are many hurdles to getting a project approved, but it seems the number one concern is to hit the market when it's still hot, while at the same time avoiding a glut of new units. Very difficult to achieve I think.

Well, they got a long battle ahead proposing 500 feet here. Buyer beware if a market debut is to happen in the near future.

Haha Why??...187 meters is being planned a block away @ the LCBO (Spadina/King), another couple 200 meter @ Spadina/Front, yet two more 200m+ @ Spadina/Bremner,
Yeah and don't forget The Well development on the other side of Spadina with 3 bldgs. planned @ around 500 feet
does this mean they are doomed and will all be downsized??

That's my point. Planners are not thrilled about the LCBO proposal. 400 Front is pushing it too for both planners and as representative of the surrounding neighbourhood here. Cityplace is absurd despite being a short walk away.

Looks good generally but why is this rendering showing a beautiful, glassy office space when the reality is going to be a spandrel-coated exit stair? If you're not proud of the way you've worked the building out, don't lie in the renderings to make it something it's not!

Council has failed to decide in time, so this project is going to the OMB.

A prehearing is scheduled for March 22, 2017: https://www.omb.gov.on.ca/ecs/CaseDetail.aspx?n=PL161030

What a sad state of affairs in the planning department when even with large proposals such as this one, staff are too overworked to give it the attention it deserves. Luckily city hall is finally addressing this, by introducing another budget cut.

Yeah, seems like every second proposal is going to the OMB, you have to wonder if the City is doing this on purpose when the application has more density then they would like to deal with?.....don't get it?

If you were a planning director, and your unit is understaffed and overworked, why would you focus on projects where the developer is going to insist on going way over the zoned height/density no matter what, and then have it go to the OMB anyway when you can't come to an agreement? It's a waste of resources.

Ah, so that's what it's all about:eek:
