Recommendations

The President, Toronto Parking Authority recommends that:
1. City Council direct that the Toronto Parking Authority retain the existing commercial building as a rental property, and the ancillary parking area be operated as a municipal parking facility, until such time it is determined that the site can be redeveloped for a mid-rise building with ancillary surface / underground parking; such development to be in keeping with the Broadview Avenue Planning Study which will be considered by City Council in 2016.
 
Oh Lord, Kirkor, that's a shame. The QAL design was pretty excellent.

Update: LOL, this is being handled by Kirkor. Ossington Homes has the same address as their office...

Totally agree the previous design from Quadrangle was much better!! But something on this site is better than nothing

I wonder what the hold up is? This proposal seems to comply with the Broadview Study, fits the character and gives the TPA parking - which was why the previous application was shut down ....

Should probably be higher considering proximity to subway but oh well.
 
This property is on the TPA agenda for Nov 25.

Recommendation is to sell to the developer who owns the adjacent lands; but to purchase/retain a stratified interest for a Green P underground lot with 33 spaces.

Also to contain 16 Affordable Units

8-storeys, one retail, one amenity, six residential

Project description:
Zoning By-law Amendment Application to facilitate the development of an 8-storey mixed-use building having a non-residential gross floor 692.13 square metres, and a residential gross floor area of 6133.33 square metres. A total of 87 residential dwelling units are proposed, of which, 16 are proposed as affordable rental units.
 
Good scale for the corner and for a relatively small site, although it could probably be a story or two taller. The second most recent render, particularly at grade, is superior to the current render.
