But I have to agree about the ground level. While the glass is stunning, the space feels dead. Does anyone have any insight into what is happening with a potential tenant/restaurant and why it is taking so long?

I live nearby and see this building every day. I do agree that it's not reached its full potential yet because right now, the forecourt is just a quiet condo entrance. That'll be remedied once it's a bustling restaurant patio — look at the wonders the Keg's patio did to that bit of King St.

Aside from the value engineered roof element, I'm disappointed that the fountain out front lost its most interesting character, which was the pool of water on the granite paving.

It was built with a thin receptacle underneath. The playfulness is gone. In fact, the water never seems to be running. What is it with this city and not being able to keep fountains working?

The reason I say that is because if I were to pick that building up and put it next to 1 bloor, it would be pretty forgetable. If I put it in Manhattan or Chicago....It's a nice building but it really needed to sticke o the rendering to be great. Especially the banding around the penthouse. In Toronto we seem to love anything that is not basic for the sake of not being basic. Look at the fountain that was proposed compared to what we got. Missed opportunity. If Lamb was building this in Manhattan or Chicago, you think that space would have a blank wall and a couple benches? No need to push the envelope in Toronto as we will accept whatever developers give us.
 
Theatre Park's retail signage "looking for a tenant " has been removed, and it looks to be a large crew working inside and outside the space. One of the workers said that Four Seasons Hotels and Resorts has taken over the space for a new concept. Spa / Lounge / Dining... By Invite Only...

This is for TIFF.

But they are close to a deal with a group here. Six separate groups have looked at the space and tried to make it work. None have succeeded for a number of reasons. Let's hope this one succeeds!
 
The two level retail space was transformed by the creative team at Four Seasons Hotels and Resorts for a 4 day activation, but a one night party. So excited to of attended the party Saturday night. Some photos from the day / night.

today. There is standing water here, but only a few bubbles and drips here and there. I can't imagine this was the intended effect. Shouldn't we hear running water when near this. Maybe they're waiting for a restaurant to be operating to put any efforts into getting this to work right, but isn't there supposed to be some public interest in it working since features like this were part of the package that helped this project get the height it got?
