And with time, the periphery of all of these buildings will be covered in trees, at least as seen from the ground. This has already worked wonders on CORUS. People walking by are under the canopy of trees which covers the grey, blandness of the building itself.
Yes, one always needs to judge buildings by their surroundings as what is great in one place can be an intrusive eyesore elsewhere. While I really do not like 'bland', it does allow a building to sink into the background and sometimes that's a good thing!

And the kicker is that they're calling it an 'Innovation Centre'. It couldn't get less innovative. Hopefully, the Arbour, Aqualuna, and a few others can salvage this strip.

Is it boring and mundane? Yep. Is it 80% leased? Also yep...
 
Looking at all the renderings, I counted only 11 floors (even including double height floors with mezzanine). I don’t know why they claim to have 12 floors, unless there’s a surprise rooftop space.
 
Would it be 80% leased if Menkes followed through with the type of high quality design they initially presented... yep So? It's just an indictment on Menkes integrity as a developer. Apparently they have none.
Gonna have to disagree here. As Menkes is well known in producing hits and misses. Since Menkes has hits, (ie. Fleur), you can't claim they have zero integrity. You can say, you can't always rely on them to get thing's right (ie. 365 Church).

That said, this building isn't bad. Certainly has more going for it than say Myhal Centre for Engineering, Innovation and Entrepreneurship - which incidentally also has "innovation" in it's name, lol. The problem with this building, and where it dropped the ball, it could of been something much better than it is. That disappointment will always be black mark against this project. But outside of that, it's far from horrible, IMO.

Well articulated. To add to that, in-person, the cladding is very sharp. The bridge adds some interest and every time I pass by it is looking better (not worse). It's nice to see Menkes spend the extra $$$ to make a standard "ok" design look the best it could possibly look. Plus, the street presence will be a welcoming addition with the public food court and retail.
 
As well as, this projects "dullness" maybe offset by the likely more interesting Arbour that's planned to be built just East of this.

Lol ok. Little integrity. Completely erroneous comparison to Myhal, taste may vary but the quality of design and execution there are much higher. Menkes could have done better, that is on them. It's disappointing.
