The City of Vancouver has received an application to rezone 728 - 796 Main Street from HA-1A (Chinatown Historic Area) District to a CD-1 (Comprehensive Development) District to allow for a 15-storey mixed-use development that includes:

  • commercial space on the ground level and mezzanine;
  • 19 social housing units, located on mezzanine and second levels, to replace existing Single Room Accommodation (SRA) units on site (social housing to be owned by the City);
  • 99 market residential units from levels 3 to 15; and
  • four levels of underground parking.
A building height of 45.7 m (150 ft.) and a floor space ratio (FSR) of 8.12 are proposed.

I like it, any new condo projects in Chinatown is good news, without people living there, Chinatown is dead, its plain and simple. Those against developments there is actually killing that area.
 
Revised Application (Sept 5, 2019)

An 11-storey mixed-use building with commercial retail units at grade, 19 units of social housing on levels 2 and 3, 75 units of strata residential units on levels 4 to 11.
A total floor space ratio (FSR) of 6.68 and total floor area of 85,673 sq. ft.
A building height of 114.3 ft.
4 levels of underground parking with 67 parking space and 195 bicycle spaces.

This application is the only rezoning application that has been grandparented in under the rescinded Rezoning Policy for Chinatown South (HA-1A) and the existing Downtown Eastside Plan.

Key changes from the last submission (received May 1, 2017) include:

Height reduced from 150 ft. to 114.3 ft. (or from 15 storeys to 11 storeys).
FSR reduced from 8.12 to 6.68.
Floor area reduction from 104,252 sq. ft. to 85,749 sq. ft.
Reduction in residential strata unit count from 99 to 75.
Introduction of social housing units on level 2 while retaining the commercial mezzanine.
Additional indoor amenity space and larger outdoor amenity space for social housing residents
