On the NW corner of Richards and Helmcken, 87 replacement low-income units for occupants of the current Jubilee House, and 75 low-end-of-market rental units.

Designed by GBL Architects and developed by Brenhill, who currently owns this property, and has agreed to swap properties with the current Jubilee House site upon completing construction here (where they've then lined up approvals for a 36s condo; part of the complex backstory to this project that's worth Googling).

This is kinda cool looking! It's funny that some of the eccentricity is intentional, and some of it appears to be construction related. Looking forward to seeing how that shakes out.
 
Getting there but very slow. I'll bet the residents in the old Jubilee House across the street can't wait to get into their new digs. Two things that I can't wait for is the removal of those final bits of blue plastic film and then the completion of the new sidewalks.
