Washington D.C.'s NoMa neighbourhood has witnessed steady development growth following the 2004 opening of a local transit hub. NoMa-Gallaudet U station provides access to the Washington Metro and the city's bus network, making it an attractive place for new office, residential, and retail development. The area has caught the eyes of The JBG Companies and Brandywine Realty Trust, who have submitted plans to build a mixed-use complex as part of the Capitol Point development.

The project takes the form of a single building with three distinct facades and addresses: 1250 First Street, 51 N Street and 50 Patterson StreetShalom Baranes AssociatesDavid M. Schwarz Architects and Cooper Carry have been retained to design three unique architectural volumes. An 11-storey glass office tower with retail at ground level will be joined by a 220-unit, 12-storey residential building to the west. Just to the south, a nine-storey structure housing office and retail will complete the development.

A 30,000-square-foot Landmark Theatre with 1,200 seats spread across seven screens will be located underground. Replacing parking lots, the complex will be served by a four-level garage with 216 spaces. The Capitol Point development already includes several buildings, including a Hyatt Place hotel with 200 rooms. The revitalization of NoMa, named to indicate the area North of Massachusetts Avenue, continues to add walkable, mixed-use, mid-rise developments to an area now served by a Business Improvement District.
