Calgary’s East Village was the scene of shovels, cowboy-shaped hard hats, and Biria Bicycles, as a new urban condo project broke ground. N3, a 167-unit highrise condo building designed by GEC Architecture and developed by Knightsbridge Homes and Metropia, has officially broken ground only two months after its opening sales launch. The three Ns in the project's name reflect its goals for a “New Attitude, New Lifestyle and New Vision."

Andrew Brethour, president of PMA Brethour Realty Group, was joined by Calgary Municipal Land Corporation CEO Michael Brown, Councillor Druh Farrell, Calgary-Fort MLA Joe Ceci, Knightsbridge President Joe Starkman, and a few others for the ground breaking ceremony.

N3 isn’t just another new condo development; it’s Calgary’s first highrise condo without underground parking. All highrise condo developments have historically required underground parking, but on May 13th, 2015, Calgary City Council unanimously approved N3 as a pilot project. No underground parking brings costs down significantly, with units starting as low as $199,000 CAD. The car-free development has bicycle parking only, and each buyer will receive a Biria bicycle, as well as a $500 CAD credit towards Car2Go and Enterprise Rent-A-Car.

Sales for N3 have been strong, particularly when you consider that the launch took place right in the middle of a recent downturn in the local economy. It is a testament to the viability of such a project. 

Could the success of this project spur on more developments of this type? It would appear so, as Calgary City Councillor Druh Farrell says there are several more developers who are looking to emulate this type of project in the future.
